Residential Condition Assessments

A structural condition assessment is a type of investigation intended to identify physical deficiencies of structural elements and systems of an existing building. This may be performed for a variety of purposes, such as real estate transactions and planning for construction and maintenance projects.  Condition assessments typically include a review of available documents and on-site observations, but sometimes include sampling, testing and calculations.

Condition assessments of a residential property might be warranted if a home inspection raises a structural question or when planning a significant renovation that changes the floor plan.

RJD Residential provides condition assessments of residential properties for the following elements and systems:

  • Structural Framing
  • Diaphragms and Shear Walls
  • Decks and Balconies
  • Foundations
  • Retaining Walls and Site Structures

Residential Forensic Investigations

Cracks, settlement, moisture stains and a variety of other damage and distress conditions can be indicators of a larger problem. A structural engineer can apply an understanding of the physical behavior of the distressed system and will be more likely to be able to find the root cause. This is particularly important if foundation movement is suspected. RJD Residential can investigate a variety of conditions, including:

  • Basement Moisture Infiltration
  • Foundation and Retaining Wall Movement, Cracking and Distress
  • Structural Damage and Distress
  • Insurance Claims Evaluation
  • Litigation Support
